01 - Who We Are

A hard money bridge lender, plainly.

1st Private Capital, Inc. is a hard money bridge lender. We make short-term loans to real estate investors - people acquiring, refinancing, or repositioning investment property who need to move faster than traditional financing allows.

Every loan is for business purposes only and is secured by real estate. Eligibility is determined by the use of proceeds, underwriting, documentation, and applicable law.

Underwriting happens in-house. The people who review a deal are the people who approve it, and the same discipline that makes us fast for borrowers is what keeps the loan book sound.

04 - Security and Collateral

How the loans are secured.

Every loan we originate is secured by real estate, with our security interest documented and recorded as a lien against the property.

Loans are typically structured with approximately 30% to 35% investor equity in the transaction. That equity positioning is the core of the structure: the borrower has real capital at stake ahead of the loan, which aligns everyone at the closing table and keeps the loan sound.

Real estate lending involves risk, and no structure removes it. Equity positioning and recorded liens describe how we build loans - they are not a guarantee of any outcome.

Any participation happens only through definitive written documentation, reviewed at your own pace and with your own advisors, that governs its actual terms.
