One login. The whole
Every loan at 1st Private Capital runs through one secure portal. Borrowers, brokers and capital partners each get their own side of it: the numbers, the application, the documents and a direct line to our team, from the first scenario to the closing. It is how a private money lender gives you an instant term sheet and a close in 2 weeks.
Built to take the email chain out of lending.
Price a deal in the portal and the numbers come straight back. If it works, send it in from the same screen.
The portal shows exactly what the file still needs. Upload a document and the item it answers comes off the list.
Send a document and the blanks it answers are filled in on the application, so nobody retypes it.
Read anything on your loan without asking for it back by email.
One message thread per loan with our team, alongside a chat for quick answers.
An email when the team replies, the loan moves forward, or a file is added. Every switch is yours to turn off.
- The needs list buried in an email thread
- Attachments sent twice and found never
- The same application typed three times
- "Where are we on this?" phone calls
- Term sheets answered by text message
Your loan, start to finish, in one place.
Your loan stage by stage, from terms to closing, with the terms themselves one click away.
Pick the program, enter the figures, and see your terms and your costs. If it works, send it in.
Fill in the application online. The blanks are marked, and a live list shows what we still need from you.
Drop files onto your loan and open every document on it in place, yours and ours, clearly labeled.
Accept, decline or counter the term sheet with a note, right under the terms.
Ask what is still owed, answer questions in plain words, and drop a file on the conversation to put it on your loan.
A private line to our team, one thread per loan, with replies emailed to you as they come.
Sign in with a link sent to your email. Your contact details stay current because you keep them current.
Price it. Submit it. Track it. Get named on it.
The broker side is a working desk, not a drop box. Every deal you bring stays yours, and everything you need to place it is on the same login.
- Pipeline: every deal you brought, with its stage and latest activity
- Price a deal: every program, with your own points on the quote; submit when it works
- Broker desk chat: price a scenario, get a program explained, and submit a new deal from the conversation
- Programs: every program we lend, so "can you do this?" is answered without a PDF
- On the term sheet: be named as broker of record, with your points as a fee line and your license printed (California property needs a California license on file)
- Client files: the application, the documents and the messages on every deal you brought
- Term decisions: record your client's answer on the terms, deal by deal
- Product videos: watch the training, pass each quiz, and earn the Certified Broker badge
A borrower sees their own terms and costs, never your compensation. Your points are set by you and shown on every quote you run.
Read the deal first. Decide second.
The capital partner side is built around one order of operations: see what the deal is, read the file, ask your questions, and only then decide how much of it you want.
Each deal opens to a limited number of reviewers, and the card shows how full it is before you ask.
After a confidentiality step, read the file and ask your questions. The commitment sits below the file on purpose.
Loan sizes, leverage, credit, states, products and property types, so the deals you see are the deals you would fund.
Track the deals you are in, and keep every file on every deal you have funded, readable long after it closes.

Nothing on this page is an offer to sell, or a solicitation of an offer to buy, any security or any other investment, and nothing on this page should be read as a promise, projection, or guarantee of any return, yield, or outcome. Participation as a capital partner, if available at all, would be made available only to qualified persons and only through definitive written documentation that governs its actual terms, which would control over anything described here. Your file is seen by the people on your deal.
- Each person sees only the deals they are part of, and access is decided on our servers, not in the browser
- Documents open through short-lived secure links, and every opening is recorded
- Sign-in is by a link sent to your email, so there is no password to steal
- Portal emails come from 1st Private Capital's own mailbox, never a third-party sender
- Borrowers and brokers work with us directly: one brand, one team
- Borrowers and brokers: request access on the secure sign-in page
- Already on file: your sign-in link goes out right away
- New to us: we set you up and email your link
- Capital partners: start with a conversation on Private Investors
- Have a deal now: Request a Term Sheet and we open the file for you
About the portal.
What is the 1st Private Capital portal?
It is where every loan lives. Borrowers, brokers and capital partners sign in to one secure portal and each see their own side of the file: the numbers, the application, the documents and a direct line to our team, from the first scenario to the closing.
Who can use it?
Borrowers with a loan or a deal in front of us, the mortgage brokers who bring deals, and the private investors and capital partners who fund them. Each person sees only the deals they are part of.
How do I get access?
Borrowers and brokers request access on the secure sign-in page. If you are already on file, your sign-in link goes out right away; if you are new, we set you up and email your link. Capital partners start with a conversation with our team.
Does a quote in the portal lock my terms?
No. A quote is our numbers on what you entered and it comes back instantly, but it is not a loan approval. Every loan is subject to underwriting and documentation.
Can my client see what I earn as a broker?
No. A borrower sees their own terms and costs, never a broker's compensation. You set your points and see them on every quote you run.
Is the chat a person?
The chat is for quick answers and for putting information and files onto your loan. When you want a person, Messages is a direct line to our team, one thread per loan.
Send the Deal. Watch It Move.
Request a term sheet and your file opens in the portal, with the numbers, the needs list and our team in one place.
