01 - What Private Money Means

Private money is capital that answers to the deal.

A bank lends someone else's money under someone else's rules, so the file has to fit a box: two years of returns, a debt-to-income ratio, a seasoning period, a committee. A private money lender lends its own capital under its own rules, so the question becomes a simpler one. Is this a good loan on this property, with this equity, for this plan, with this exit?

That is the whole difference, and it is why investors use private money. The property that needs work, the seller who will only take a fast close, the borrower whose income is on a K-1 instead of a W-2, the building that is half leased: these are ordinary files here and impossible ones at a bank.

Five things we look at. None of them is a tax return.

  1. The property. What it is worth today, what it will be worth when the plan is done, and what it takes to get there.
  2. The equity. Your down payment or the equity already in the property. Real skin in the game is what makes a loan strong and a decision fast.
  3. The plan. A flip, a hold, a build, a reposition. The loan is shaped to the plan, not the other way around.
  4. The exit. A sale or a refinance, with the numbers to support it. Every loan has a defined way out before it closes.
  5. You. Your experience sets leverage on fix and flip; a credit score moves the price on rental and term loans. Nothing is pulled to price a deal.

What is a private money lender?

A private money lender lends its own or privately raised capital on real estate, making its own credit decisions instead of selling loans into a bank or agency program. That is why a private money lender can underwrite the property and the deal instead of the borrower's tax returns, and why it can close in weeks instead of months.

Is a private money lender the same as a hard money lender?

Largely, yes. "Hard money" is the older term for the same asset-based lending; "private money" is the same product described by where the capital comes from. 1st Private Capital is both: a direct private money lender making hard money loans.

What loans does a private money lender make?

Ours: bridge loans to acquire or refinance, fix and flip loans that fund the renovation, ground-up construction loans, 30-year DSCR rental loans, and commercial and mixed-use term loans. All business purpose, all on investment real estate.

How do you qualify with a private money lender?

On the deal. The property, the equity you bring, the plan and the exit are what we underwrite. A credit score is asked for and moves the price on some programs; your experience sets the leverage on fix and flip. We do not need tax returns or a debt-to-income ratio.
