Scope
This Privacy Policy describes how 1st Private Capital, Inc. ("we," "us," "our") handles information collected through this website, 1stprivatecapital.com, including the secure client portal. It does not govern information you provide to us offline, by telephone, or through channels operated by third parties.
Information You Provide
We collect the information you choose to give us through the forms on this site, such as:
- Your name and contact details, including email address and telephone number.
- Details of your inquiry, scenario, or proposed transaction, including property address, property value, requested loan amount, loan type, and any notes you add.

Please do not submit Social Security numbers, full account numbers, or other government identification numbers through general contact or inquiry forms. When a loan file requires that information, we will tell you directly how to deliver it.
Information Collected Automatically
When you submit an inquiry through this site, our server records the Internet Protocol (IP) address the submission came from and the browser user-agent string it reported. We use this narrow technical record to prevent abuse, apply rate limits, and investigate suspected fraudulent or automated submissions.
Standard server and infrastructure logs may also record request metadata in the ordinary course of operating and securing the site.
Cookies and Similar Technologies
This site does not use advertising cookies, analytics cookies, tracking pixels, or third-party behavioral advertising tags. We do not operate a cross-site advertising network and we do not load third-party trackers on these pages.
The site does use your browser's own storage for functional purposes only:
- Session storage holds an in-progress term sheet request so your answers are not lost if you navigate away or reload the page. It is cleared when you close the browser tab.
- Local storage holds your signed-in session token while you are using the client portal, so you are not signed out on every page load.
Both are readable only by this site and can be cleared at any time through your browser settings. Clearing them will discard a saved draft and sign you out of the portal.
How We Use Information
We use the information described above to:
- Respond to your inquiries and communicate with you about them.
- Evaluate, underwrite, originate, and service business-purpose loans secured by real estate.
- Verify identity and authority, and confirm information relevant to a transaction.
- Provide access to the client portal and show you only the transactions you are authorized to see.
- Operate, secure, monitor, and improve this website.
- Comply with applicable law and our own legal, audit, and recordkeeping obligations.
Sale or Sharing of Personal Information
We do not sell your personal information. We do not share your personal information for cross-context behavioral advertising, and we do not disclose it to third parties for their own independent marketing purposes.

We disclose information only as needed to do the work, and only to these categories of recipients:
- Service providers. Hosting, infrastructure, database, authentication, email delivery, and document storage vendors that process information on our behalf under contract and are not permitted to use it for their own purposes.

Role-Based Access in the Client Portal
The client portal shows each signed-in user only the transactions to which their account has been granted access, and only the fields appropriate to their role. Capital partner accounts see anonymized opportunity detail and do not receive borrower identity or a full street address unless and until disclosure is authorized. Access to any individual transaction is controlled by an explicit authorization record, not by role alone.
Data Retention
We retain inquiry and transaction information for as long as needed to provide our services, and thereafter for the periods required by applicable law and by our lending, tax, audit, and recordkeeping obligations. Loan file records are generally retained substantially longer than website inquiries that do not become transactions.
Security
Information submitted through this site is encrypted in transit using Transport Layer Security. Portal access requires authentication, documents are made available through time-limited links, and access to transaction data is restricted to authorized accounts and personnel. No method of transmission or storage is completely secure, and we cannot guarantee absolute security. See our security page for more detail.
Your Choices
You may decline to provide information, though some information is necessary for us to evaluate a transaction. You may ask us to correct information you have given us, request access to it, or ask that we delete it, and we will respond consistent with applicable law and our recordkeeping obligations. Marketing Communications
