We do not ask for a full application to give you terms. We ask for the six things that actually decide the structure, because those are the six things we underwrite.
The address tells us the market, the state, and what the collateral actually is. Availability varies by state, so this is also the fastest way to confirm we can lend where the property sits. See every state we lend in.
What you need is the starting point for structure. If the number is still a range, send the range - a range is more useful to us than a placeholder.
We underwrite on the property and the equity, so value against the requested amount is the single biggest driver of what we can offer. We do not require a traditional appraisal - value is evaluated in-house, which removes one of the slowest steps in a typical lending timeline.
Anything already recorded against the property changes the structure. A junior lien behind financing you want to keep in place is a real option here - we just need to know the debt is there before we write terms, not after.
How the loan gets repaid - a sale, a refinance, or another defined path. Bridge loans are short-term by design, so the exit is part of the underwriting rather than an afterthought. If the exit is a refinance into a long-term rental loan, say so; that is a path we can take you through with the same team.
The date drives everything else. Loans close in 2 weeks (commercial term in three to four), so tell us the deadline you are actually working against and we will tell you straight whether it is reachable.
Missing one of the six? Send the request anyway. An incomplete submission is still worth reading - it just means we come back with a question before we come back with terms, and the instant term sheet applies to complete submissions on every product.

What counts as a complete submission?
Property address, requested loan amount, purchase price or current value, existing debt, exit strategy, and target closing date. That is a complete submission, and complete submissions receive an instant term sheet and close in 2 weeks.
How fast will I hear back?

Do you need an appraisal before you issue terms?
No. We do not require a traditional appraisal. Value is evaluated in-house, which is a large part of why terms can come back instantly.
What if I do not have every number yet?
Send what you have. A deal that is still coming together is worth putting in front of us - we will tell you what is missing and whether the shape of it works before you spend more time on it. A fast no is worth something too.
Is a term sheet a commitment to lend?
A term sheet sets out the structure we are prepared to move forward on. It is the start of the process, not the end of it - every request remains subject to underwriting, documentation, and applicable law.
Do you lend in my state?
