  • Live Deals. Active listings where the seller wants cash or hard money, with what our financing looks like on each one.
  • Price a Deal. A short conversation that returns the program, the rate and the maximum loan instantly.
  • Free tools. Six working calculators, including an ARV Estimator that looks up comparable sales for you.
  • Portals. Borrowers and brokers work the whole file online, from the first number to the closing.
  • One map. Every program lends in the same 40 states.

A loan for each stage of the deal

The programs are built to run in sequence. Get in on a bridge loan, or fund the purchase and the work together on a fix and flip or ground-up loan. Stabilize and lease. Refinance into DSCR on the property's own rent. Then go again, with the same team the whole way.

Those figures are program maximums, not a quote. Your leverage depends on your track record, the property and the plan. Rate, points and fees come with the term sheet on each file. The commercial program also carries an equity loan at up to 50% of value, qualified on the equity in the property rather than a credit score.

Live Deals: find the property first

Most lenders meet you at the application. We would rather meet you while you are still looking. Live Deals shows active listings nationwide where the seller wants cash or hard money. New ones arrive every day.

Each listing has its own page. It carries the listing's photo and write-up, the list price and the facts, and what our financing looks like at that price. A pricer on the page lets you change your credit score, your completed projects, the renovation budget and the after-repair value. The numbers re-size as you type, and when a scenario does not qualify, the page says why.

Three listings are open to everyone on the Live Deals page. Sign in to see the rest. You can also leave your name and email and get new deals as they come in.

One thing to be clear on: we are the lender, not the listing agent. Every listing is credited to its listing agent. To see a property or make an offer, go through the listing agent or your own buyer's agent. The figures are rough estimates for discussion, not a commitment to lend, and you are free to finance any deal however you choose.

Price a Deal: your terms in a short conversation

Price a Deal replaced the old term sheet request form. Chat it through one question at a time, or use the form if you prefer. It asks for the basics:

  • The state, the property type and the purpose: purchase, refinance or cash-out.
  • The price or value, and the loan you want. Leave the loan blank and it quotes the most the deal supports.
  • An approximate credit score. Nothing is pulled.
  • For a rental, the rent, taxes, insurance and any HOA. For a flip or a build, the budget, the after-repair value and the projects you have completed.

It answers with the program, the rate and the maximum loan, straight off our current rate sheets. Change anything and price it again as often as you like. When the numbers work, request the term sheet from the same screen. The scenario you priced goes with it, and you get a reference number right away.

Tools: run the numbers before the offer

The tools are free and run in your browser with your numbers: the DSCR Calculator, the ARV Estimator, the Budget Builder, the Draw Schedule Builder, Cross-Collateral Feasibility and the Exit Strategy Stress Test.

The ARV Estimator is the newest. Enter the address, the condition and your plans, and it looks up two sets of recent nearby sales: as-is comps and after-repair comps. Every row it finds is marked as web-sourced and unverified, with a link to the source, and every row stays editable. It gives you a grounded starting point for the after-repair value. It is not an appraisal.

The tools are educational. Their bands are illustrative, not our lending criteria.

Portals: the whole file in one place

Every loan runs through one secure portal. It is how a private money lender gives you an instant term sheet and a close in 2 weeks.

  • Borrowers see the loan stage by stage, fill in the application online, and watch a live list of what the file still needs get shorter as documents come in. Answer the term sheet, open every document in place, and reach our team on one thread per loan.
  • Brokers get a working desk: a pipeline of every deal they brought, pricing on every program with their own points on the quote, the option to be named broker of record on the term sheet, and product training.

Where we lend

We lend in 40 states, and every program uses the same map. The current state list is on Where We Lend. Every loan is business purpose only, secured by real estate, and closed in the entity you invest through.

How to use it, start to finish

  1. Find the deal. Browse Live Deals, or bring your own.
  2. Check the value. Ground the after-repair value in the ARV Estimator and the scope in the Budget Builder.
  3. Price it. Run it through Price a Deal and see the program, the rate and the maximum loan.
  4. Request the term sheet. From the same screen. It comes back instantly.
  5. Close. The file lives in the portal. We close in 2 weeks.
  6. Exit and repeat. Sell, or lease it and refinance into a DSCR rental loan with the same team. Then go again.

Questions investors ask about the platform

Is 1st Private Capital a marketplace or a broker?

Neither. 1st Private Capital is the lender. The platform is how we lend: the programs, the pricing, the tools and the portals all lead to a loan we make. On Live Deals we are the lender, not the listing agent. Showings and offers go through the listing agent or your own buyer's agent.

Does Price a Deal pull my credit?

No. Price a Deal asks for an approximate credit score and nothing is pulled. A ballpark is fine. It returns the program, the rate and the maximum loan from our current rate sheets. It is not a commitment to lend.

Are the numbers on a Live Deals listing a loan approval?

No. Each listing shows what our financing would look like on it, as a rough estimate for discussion. Renovation budgets are placeholders from the property size and condition, not bids. Final terms are set when you submit the deal.

How fast can a loan close?
